It is for this reason only a handful of commercial realtors also become business brokers. Every member of the Central Florida Commercial Real Estate Team is also a business broker and a member of the Business Brokers of Florida (BBF). We come from different business backgrounds, each a skilled business person with years of experience. We understand not only what it takes to operate a successful business, but also what must be done to buy or sell a business successfully. Selling Your Business

Two key elements of every transaction are Confidentiality and Due Diligence. We pride ourselves on making sure all financial and other data entrusted to us by our clients is held in strict confidence. This is necessary for many reasons, the two foremost of which are: 1) it can be damaging if your customers or competitors find out your business is for sale, and 2) when a potential buyer has access to your financial data, it is imperative the information only be used for the narrow purpose of helping with their decision making process. Every acquisition necessitates due diligence - a careful and complete analysis of data submitted for review to confirm the value of the business. The due diligence process begins in earnest after an agreement has been reached subject to the data supporting the value, and before the purchase is finalized.

Business owners typically know at what price they want to list their business. We prepare an unbiased evaluation based upon the data we are given to determine a realistic value range. We review our evaluation with you so you better understand what a potential buyer will see when looking at your business. Once a selling price is agreed upon, we promote your business using the BBF MLS (Multiple Listing Service) and other resources at our disposal, so the greatest number of potential buyers can view your listing. At the same time, we make sure your listing is descriptive enough to showcase the merits of your business without disclosing its identity or whereabouts. Every potential buyer is carefully screened to make sure all necessary qualifications are met. We also require every potential buyer to sign a confidentiality/non-disclosure agreement after we impart upon them the necessity of honoring that agreement.

Once we have a qualified buyer, we determine which approach makes the most sense based on your particular situation. We proceed as quickly as possible to obtain a written purchase offer and do our best to solidify a deal agreed upon by both parties. While this process is ongoing, we handle the negotiations subject to your instructions, so you can concentrate on your business until we complete the sale.

Buying A Business

Finding the right business is always a challenge. There are many factors to consider, including the type of business, where it is located, how much you have to spend, whether or not you are buying a business to obtain a visa, whether you want to be a hands-on owner or absentee owner, and the list goes on. In many cases you have saved years for the right opportunity, and one wrong step can be devastating. By carefully reviewing financial documents for every business you're considering and giving you an assessment rooted in years of knowledge and experience, we help ensure you never make that wrong step.

Once you decide on the business you'd like to purchase, we prepare a purchase contract so the seller knows you are serious. We negotiate the terms you require, and we do our best to help finalize a deal you are comfortable with. As with selling a business, buying a business also requires strict confidentiality right up until the purchase is concluded, and sometimes beyond, depending upon when you want the change of ownership made public.
